Working with Building Spaces
Do you offer free quotations?
Yes. Our team visits your home, discusses the project and sends a detailed written quotation, free and without obligation.
Why don't you show prices on the website?
Every high-end project is different. A price without seeing your home would be a guess. We would rather give you an accurate, itemised quotation after a visit.
Who will manage my project?
A dedicated project lead from our team. They are your single point of contact from the first visit to handover.
What guarantee do I get?
Every project includes a 10-year workmanship warranty.
Are you insured and accredited?
Yes. We are CHAS accredited and fully insured. Certificates are available on request.
Which areas do you cover?
Mainly Battersea, Balham, Clapham, Tooting, Wandsworth, Earlsfield and Wimbledon, plus selected projects elsewhere in London.
Do you work with architects?
Yes. We build from architects' drawings, and we can introduce you to architects and structural engineers we trust.
How do payments work?
You pay in stages as the work is completed, after a modest deposit to secure your start date. You never pay large sums up front for work that has not been done.
Planning, Building Regulations and party walls
Do I need planning permission for an extension?
Many single-storey rear extensions are permitted development: up to 3 metres on a terraced or semi-detached house and 4 metres on a detached house. Conservation areas, flats and larger projects need planning permission. Try our free checker.
Do I need planning permission for a basement in London?
Usually, yes. Most London councils, including Wandsworth, Lambeth and Merton, treat new basements as needing planning permission.
What is the difference between planning permission and Building Regulations?
Planning permission controls what is built and how it looks. Building Regulations control how it is built: structure, fire safety, insulation and drainage. Most building projects need Building Regulations approval even when planning is not required.
What is a party wall agreement?
Under the Party Wall etc. Act 1996, you must notify your neighbours before certain work on or near a shared wall or boundary. If they consent, work can begin. If not, surveyors agree a party wall award.
How long does planning take?
The target for most householder applications is 8 weeks from when the council validates them.
During the build
Can we stay at home during the work?
For most extensions and lofts, yes. For basements and full refurbishments, it depends on the scope. We will tell you honestly at the start.
What are your working hours?
Monday to Saturday, 8am to 6pm, in line with council rules on noisy work.
How do you handle changes during the project?
We price every change in writing before the work goes ahead, so there are no surprises on the final bill.
How do you protect our home and neighbours?
Dust sheets and protection throughout, a tidy site, considerate working hours and regular contact with neighbours.
Our services
Do you do standard loft conversions?
We focus on bespoke and high-end lofts. For a standard box dormer, a loft specialist may be cheaper.
Can you combine projects, such as a basement and a refurbishment?
Yes. Combining work is often cheaper and less disruptive than doing projects separately.
Do you build new homes?
Yes. We build new houses on infill plots and knock-down-and-rebuild sites across South West London, managing everything from planning to handover.
Do you take on small or budget refurbishments?
No. We focus on high-end, whole-house refurbishments with a premium specification. For smaller cosmetic jobs, a local decorator or handyman will usually be better value.
Do you take on commercial work?
We focus on private homes and do not usually take on commercial work.
